    "I helped my daughter buy a rental condo in GA in 1996 even though I live in AL. The plan was to rent it out for several years and then she would sell it. She added a second mortgage for a large amount of money with another bank. Unfortunately, the housing market collapsed and the condo was placed in foreclosure. My daughter could not make payments. My husband had died and neither could I. I called several real estate agents in the Yellow Pages. Sandra Robinson was the only agent who would talk to me. She knew the difficulties, but said she would help me. The situation was complicated because of the two mortgages and my daughter’s financial difficulties. The condo’s price had deteriorated to approximately one-half of what we had paid for it. No other real estate agent would help me in any way because there was so little money involved. Sandra and I were both told there was really nothing that could be done. Sandra has worked with me every step of the way for one year to avoid final foreclosure. She referred me to attorneys to get necessary papers signed to untangle the legal web that had been created. She kept me updated a minimum of once a week, and always promptly returned my calls. Once the legal obstacles were overcome, she sold the condo quickly. Because two banks were involved, there were unbelievable numerous delays even after the first mortgage was settled and the condo sold. The process moved forward very slowly, but she was like a bull dog—just would not quit! Today marks the final phase of finalizing this short sale. Because of her hard work, dogged persistence, patience, and dedication the house is sold and I avoided foreclosure. I would highly recommend Sandra Robinson to anyone wanting to sell their home.     "I want to give notice about Ms. Sandra Robinson who was my Real Estate Agent beginning February 2011, until I closed on my home on May 22nd of this year (2012). When I met Ms. Robinson, she was holding an open house and I was not in the market for buying a home. I did not think that I was able to afford one at the time; I just wanted to see what was on the market when I went into the open house. After we talked, she put me in touch with the right lender since she now knew my circumstances; it was not easy but they really worked with me. Through the process, Ms. Robinson went above and beyond to help me secure pre-approval and final approval. She was the liaison between me getting this loan and me being able to purchase my home. My situation I feel was difficult with many variables and I never thought I would be able to purchase my own home less than a year after moving to Georgia. Ms. Robinson is the right person to have working with you in a situation like mine, because although more than once I thought about giving up because of all the obstacles, Ms. Sandra was my rock. The lender was at times asking for the seemingly impossible, but we got through it all. I will always be grateful to Ms. Sandra Robinson and I not only consider her my Realtor but a lifelong friend who did the impossible for my family. Anyone who acquires Ms. Robinson as their agent is very lucky. She will work hard for you and will not stop until her job is done.     "I am writing to express my complete satisfaction with Ms. Sandra Robinson as a Realtor. I accepted a job out of state and was considering leasing my home, however after weighing the risks of living out state and leaving the care and upkeep of rental property to a leasing agent, I remembered that I knew an agent from my church. Though I had only met her once or twice, I recalled her being very professional. After some trepidation about trying to sell a home in 30 days, I called Ms. Robinson and she promptly responded. Throughout the process she was conscientious, and patient, as I am not. Ms. Robinson was always willing to answer all of my questions and address my concerns. She is very knowledgeable on the market and what it takes to sell a home. Because I needed to move by the end of May and was scheduled to start my new job on June 6th, we had to work very quickly. Needless to say, she sprang into action and started contacting contractors, etc. and provided excellent advice/ recommendations on what to do to make the necessary repairs to get my house market-ready. I can tell you that she was calm in the midst of my storm of trying to pack up a house, have repairs done, and list/sell it at the same time. Nevertheless, I moved on May 31st heading for Mississippi and turned my house over to Ms. Robinson to deal with the maid service, air condition repair person, roofer, termite inspector, painter, and flooring guy. Ms. Robinson didn’t flinch and handled everything with precision and care and reassured me that I was in good hands. She called me several times a week to keep me abreast of repairs, showings, etc. and once the house was under contract, she walked me through the process of negotiations and counter offers. The house was on the market for approximately 6 weeks and sold (closed) on July 19th. Ms. Robinson was there for my closing and acted as my proxy due to me living out of state. All documentation was handled electronically and she was available by phone with the closing attorneys with updates down to the minute. I can’t thank her nor express my pleasure enough for being there and getting me through this stressful time in my life. "

    "In March I planned to sell my home in two to three months and move out of state. I spoke with Ms’ Sandra Robinson to find out what I needed to do to prepare for the sale. First, she said that I needed to be ready in two to three weeks due to timing before the rest of homes come on the market. The peek time for home sales is at the end of the school year. Secondly, the buyer should be able to see your house, not your stuff. I solicited family members to pack valuables to put in storage, we sold some, donated a lot, updated some and cleaned in three weeks. My house sold on day ONE with eight other offers within a week. When selling your home (your most valuable asset) you need someone you can trust and know the business. Ms’ Robinson is knowledgeable, reliable and a joy to work with. I could have not sold my house so quickly without her. Thank you, you are still my realtor. "

    "I just want to take a few minutes to send you this short note of gratitude to express my heartfelt appreciation for your helpfulness, efficiency and cooperation in selling my home in Grayson, Ga. With so much work that had to be done to upgrade, repair, replace and renovate after having tenants live in the house for several years, I thought marketing my home in the short time frame of 6 weeks would be an insurmountable challenge. But you kept me grounded throughout the entire period of constructions with sound advice about preparing my property for sale. You were so conscientious in all aspects of the sale (advertising, showing the property, conducting 2 “Open Houses” on the premises, being present for the appraisal and physical property inspection). Because of that I was able to get an acceptable offer within 27 days of the house being listed. I agreed to accept with a counter offer. With your guidance and professional advice my counter offer was accepted within 2 days by the prospective buyer. I initially listed my property for $300,000 and sold it for $295,000, which is 98% of the initial asking price. You did a remarkable job applying your savvy and knowledge in various ways, including your market research for the listing price, and your efforts to give me the best information for comparable homes in my subdivision, as well as the surrounding areas. You later followed through with me in all the procedures involved in closing the sale. Throughout the entire process you constantly kept me informed of all developments in a timely manner as I returned back to my residence in California within 1 week of getting g the offer.
